With so much legislation affecting value in the Landlord and Tenant Act 1954 for example, and with implied rights of waiver by landlords to breaches by just accepting rents, where time of the essence clauses for rent review can mean a missed review date or a tenant paying an exorbitant rent, this is not an area to learn from experience!

The Government is seeking to review Landlord and Tenant legislation in the near future and there is presently a draft code of practice available for consultation on the granting of new leases.
